FAAC Welding & Fabrication: The Sandy Springs Owner’s Guide

FAAC welding and fabrication repair in Sandy Springs typically runs $340-$780 for most residential gate bracket and arm mount jobs, with same-day service when you call before 2 PM. We stock FAAC-compatible steel fabrication on our trucks, including the 400-series swing arm brackets and 740 slide gate track shoes that fail most often in this area. Most owners discover the problem when their gate starts sagging on the hinge side or the operator arm pulls away from the post with a grinding sound that wasn’t there last month.

Which FAAC Models This Applies To

FAAC operators mount to gates through fabricated steel brackets that vary by series. The 400-series swing gate operators, including the 402, 422, and 452 models, use a cast-aluminum mounting bracket with a welded steel gusset that takes the torque load when the arm extends and retracts. The 740 and 741 slide gate operators run on a welded track shoe assembly that bolts to the gate frame and engages the nylon rack. The 390 and S800 barrier arm units have their own pedestal and counterweight fabrication, though we see fewer of those in residential Sandy Springs.

To identify what you need, check the silver FAAC data plate on the operator housing for the model number and manufacturing date code. The bracket bolt pattern changed slightly in 2016, so a 2014 422 bracket won’t align with a 2019 422 without slotting the holes. We carry both patterns. For the track shoe, measure the gate frame tube size, 2-inch square versus 2.5-inch square, because the weldment differs.

On OEM versus aftermarket: FAAC-branded weldments are zinc-plated and carry the part number laser-marked. Quality aftermarket equivalents from GTO and US Automatic use the same steel gauge and powder coat instead, at roughly 60 percent of the OEM price. We stock both and will show you the physical part before quoting, because some Sandy Springs properties in the Riverside corridor have HOA requirements that specify OEM-only hardware.

Signs Your FAAC Welding & Fabrication Is Failing

Signs Your FAAC Welding & Fabrication Is Failing
  • The gate arm bracket has cracked paint around the weld seam. This means the bracket is flexing under load, which happens when the gate is out of level and the operator fights gravity every cycle. The crack propagates from the heat-affected zone of the original weld, and once it opens, the arm geometry shifts and the operator over-travels.
  • You hear a metallic clunk at the end of each open or close cycle. The bracket has loosened on the post or the gate frame, and the operator is hammering against slop in the mount. Left alone, the bolt holes elongate and the bracket becomes scrap.
  • The slide gate skips or binds in one section of track. The welded track shoe has worn or the mounting bolts have backed off, dropping the gate out of rack engagement. In Sandy Springs, the clay soil shifts in wet seasons and pulls gate posts out of plumb, which loads the shoe unevenly.
  • The operator arm separates from the gate by a visible gap. The clevis pin or bracket ear has sheared. This is not an operator failure; it is a fabrication failure, and replacing the motor without addressing the bracket wastes the repair.
  • Fresh rust weeps from a previously painted weld. Moisture has breached the coating at a stress crack. In Georgia humidity, this accelerates quickly, and a bracket that looks solid can fail catastrophically when the gate is under wind load.

Replacement Cost & What’s Included

Service Price Range in Sandy Springs
FAAC bracket weldment replacement (parts + labor) $340 - $520
Track shoe fabrication and alignment (slide gate) $480 - $780
Post reinforcement and re-weld (if bracket pulled out) $180 - $340 additional
Gate re-level and limit reset Included with bracket job

The range depends on three things: whether the existing bracket can be removed without cutting, whether the gate post itself is rotted or pulled and needs reinforcement, and whether the operator requires limit-switch recalibration after the geometry changes. We quote the full installed price in writing before any work starts, under Haven Standard Clause 1. That price includes the fabricated part, all fasteners, torque-setting the operator arm, and a photographed record of the bracket position and gate level. The 365-Day Done Right Promise covers the workmanship and the part.

We are an independent service provider, not affiliated with FAAC. We source parts through authorized distributors and verified aftermarket channels.

What you can safely check: the four bolts that hold the operator bracket to the post or gate frame. If one is loose, tighten it with a socket wrench and watch for movement over the next week. Check the clevis pin that connects the operator arm to the gate bracket; if the cotter pin is missing, replace it before the main pin walks out.

Where DIY goes wrong: cutting a seized bolt with a torch near the operator’s internal limit switch, which sits inches behind the bracket on most FAAC models and costs $200+ to replace. Grinding a weld without supporting the gate, which then torques the operator arm and strips the internal gearbox. And attempting to re-weld a bracket in place, which almost always introduces slag into the operator mechanism and voids any remaining warranty. The bracket is steel; the operator housing is aluminum. They are not the same material, and the heat from welding one destroys the other.

If the bracket is cracked through, the gate is sagging, or the track shoe is worn, call (470) 885-1464. We carry the common FAAC weldments and can measure, quote, and install without a second trip.
